      HiMy name is Ben, who is the owner of small company in Auckland. Our business is international education agent mainly for Japanese market. As you know that our industry depends on NZ border which still remains close.However, our main concern is the high rental cost for our office in the middle of Auckland central. We still have almost 1 year term remaining to terminate. We asked the building owner to terminate our contract with 2 months rental penalty. but no answer for a long time.We would like to seek some information or good ideas to terminate our contract term and move out current office as soon as possible to service our business.I would really appreciate it if you could help our situation.Kind regardsBen Tokunaga

      How do I know if I’m ready to open a retail store? Is it actually a good idea in the current climate?

      HI there – a question about the wage subsidy – we are a winter seasonal business, ramping up with staff around this time of year – we usually also have around 14 school kids on our books (Yr8-Yr13) as we have set up a pathway over the last few years to get kids into the winter industry, with on the job training & qualifications. These kids work usually bewteen 6-8 hrs/week over 3 months.  Can we apply for the wage subsidy for these kids?  I was thinking perhaps about one wage subsidy for every 4 kids?  Weird question I know but it’s either getting a subsidy or not having any kids on the books at all for us this season as our business has been decimated – however if we got the subsidy we could keep the trianng program going. Thanks

      Help! My colleague rents beauty equipment and the hire place will not budge on the ongoing costs, over $2000 since lockdown began, the subsidy needs to go towards her mortgage not equipment at her salon that she is unable to enter. Zero cashflow coming in like everyone else, any information on how to approach this hire company AGAIN would be much appreciated. Her business is simply not going to survive this cost at $350 a week.

      HelloI own commercial property.  One of my tenants has clause 27.5. They told me they were paying nothing, then told me they would pay 50% and weren’t negotiating.They are back in the building, operating as of the 28th and have told me that they will only pay 75% during level 3.If they have full access to he building then how can they expect to only pay 75%?  Does clause 27.5 allow for this?  If it dosent are they I. Breach of their lease and I can go down that route?Thanks

      How are tenants approaching difficult landlords who are reluctant to accomodate rent relief and what does fair rent relief look like to various retailers?

      Hi – I have a retail business in CHC, I was supposed to re – sign a lease for the property for another 6 years on 31st Jan 2020.I have confirmed by email that I would like to do so and the landlord said he would contact his lawyers and get the paper work underway, which I to date have not seen nor signed.He is asking for high rent and I have had no business for 5 weeks plus lost 98% of all quotes and orders underway and unable to do sales on upcoming LV3.I can not sustain the rent within the fallout of COVID19 as my business is a not a quick turnaround like hairdressers etc.Am I bound by the previous lease or am I on a month to month?Kind regards Michelle

      Hey! I have 2 yoga studios, one we’ve been able to use the night access in emergency’ clause and don’t have to pay rent until we are operational.  However our other locations landlord says all she can offer is 30% rent reduction.  I’d love some advise how best to negotiate.thanks for everything you are doing and offering
